It's the single biggest time saver available to both of us! We don't have to retype information from a fax, and you don't have to wonder whether we received the order
We need a copy of the contract if it is a purchase!! We are required to analyze the contract; it is an integral part of the process. If you don't want to provide one, please tell us up front. We can deal with not having one by simply disclosing it, but if you have it and just don't send us a copy we have to spend valuable time tracking a copy down when we could be getting the report back to your hands....
Providing us complete and accurate information about the subject property can provide you with faster turntimes! - Nothing is worse than being one number off on the street address to add unnecessary time to an appraisal assignment. Whatever you have available- if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Creekside will even review any recent sales you may have in the area — though as professional appraisers we must always do our own due diligence on comparable sales, and ours might differ from yours.
If you know up front any details about the property that might make it unique, letting us know beforehand will help speed things up!Every one knows that cookie-cutter homes are easy to appraise. We spend alot of time analyzing how unique features contribute to or detract from what otherwise would be a property's market value. If there are unique features of the home or surrounding area, these are things we'll find out on our own anyway, and knowing them as soon as possible makes your report arrive more quickly.
