Most common appraisal Form 1004- Note: this does not automatically include a cost approach to value, please specify. Known as a “full appraisal”.

A regular URAR, but on a home of complexity or over 5,000 square feet.

A manufactured home report form that meets FNMA guidelines. Includes mobile home addendum, for an FHA mobile home 1004c, add an additional $50 for FHA compliance forms.

2055 Exterior   

This form exists as an Exterior Inspection Only; the original 2055 was deleted from the roster of forms. The only difference between this and the URAR is that no measurement of the subject is required as long as there is suitable MLS or Tax Card data that provide sufficient measurement data to complete the appraisal. This form is commonly used for home equity loans. This form may not meet certain lenders requirements.

2075-Marketability and Condition

 

Known as a true “drive by”, however with this form there is no valuation on the report. It is merely an inspection, where the front and street scenes are taken and the report is filled out.
